For Traci

What your saying is that your agents broke a lot of real estate laws. If you truly believe that you should report them to the local board of realtors and to the real estate commission in your area where your comments will actually do some good.
I have met several Keller Williams agents a hold each of them in the highest regard in terms of integrity and busines practices.

I myself am just getting started in real estate and have heard awesome things. From what I hear the cost is minimal compared to Remax and the commission split is more than fair especially if you are a top producer.

With regards to defending KW and saying its not an mlm I think that it being an mlm is the best part about it. Its a lot easier and less expensive to recruit Co workers to work with KW than to start your own brokerage from scratch.a lot less time consuming as well. I went that route when I started a mortgage brokerage and it was not worth the extra expense and head ache that I encountered.

Keller Williams Wolves in Sheep’s Clothing---KW profiles people and exploits’ them, while pretending to be their friend! Not just Buyer Beware but…Buyer Run like Hell! Because by working with them, that is exactly what you unknowingly are signing up for, for you and your family and months off your life!!!!!

There is definitely something strangely \"unique\" about the way this company does business. I haven\'t figured it all out yet but after being a first time Buyer, wow, did I get schooled!!!

Under all the wrappings, I believe there are many layers to this company but one\'s not necessarily readily apparent to the initial or novice onlooker.

My guess is they have a HUGE string, that once pulled will bring them down like a house of cards. And they are afraid because people are starting to put it together. As fast as they grew (from sales technique and game play only vs. integrity) is actually ingenious...if your a crook.

They basically get decent agents, good hard-working people, then by first deceiving them, they use their \"skills\" to then deceive others into false deals, hidden offers, false back up offers, not presenting offers to seller in order to gain two sales for KW agents vs. one, if all offers were presented as legally required.

I believe they profile their clients and frankly and openly discuss in Team Meetings who has how much money, and how they can work together as agents to manipulate both the Buyers and the Sellers to get the highest offers out of the Buyer while shoving other offers on the same home off, as to get the 2nd Buyer with more money (for example) to think they Lost the home, when really, their offer was never presented or presented properly. in a plotted attempt to get the Buyer who lost to now react in \"fear and loss\" make the spouse, if involved. feel it was the other\'s fault to cause \"fear and guilt, strife and division\" in the offending spouse, in an attempt to get the couple divided so ultimately the spouse who feels the \"lost the deal\" by underbidding excessively (at the Realtor\'s insistence, reassuring them they\'d get the home because the Seller was so desperate, because of a bad divorce, for example) that the Buyer who lost out (the BUYER KW knew actually had more MONEY) now feels so HORRIBLE and ashamed they let their spouse down, that now they will spend tens or hundreds of thousands of unplanned money to \"make it right\" so their spouse sees them as the \"hero\" again.

And the \"innocent\" agent...who \"another agent stole out from under them by not presenting the first buyers offer or misrepresenting it to the Seller\" to manipulate the outcome of the sale...preplanned in advance by both the agents (if they both work for KW) or by studying human behavior and risking the odds when agents from other companies are involved, calculating who would do what, and when) to make it come in the favor of the KW agent...even to point of using this very tactic that is deceptive and exploitive to the customer, to them build loyalty, by having the KW agent pull through an even Bigger Better Deal for the Buyer who lost out. The KW agent looks like the hero and people begin to feel comforted by their expert skill so therefore refer them to others.

Never realizing all along their probably was Never Another Offer on the home they \"lost\", or it was low-balled by another fellow agent because their Buyer was at their financial MAX and the 2nd KW agent and them agreed ahead of time, likely with their own Broker and the name of the game was to get 2 Buyers, both at the top of their price point and make 2 sales, at the top of each Buyers price point, and for more commission the KW added formula of “profit sharing” to all involved, making the deal WIN/WIN…at least for KW and its agents. While making it appear their clients both won too….therefore more referrals….but all built on a lie.

Make them both feel like hero’s, therefore the Buyers would refer again and again....never realizing the lies, cheating and game play that went on behind the scenes’ at KW to manipulate their own agents to manipulate their own clients (because the agents had to BELIEVE they were by in large, doing the customer a favor, because we all know in Sales, you must Believe in your product to sell it).

Therefore, as a thumbnail sketch, this is how KW grew to astronomically proportions’ almost overnight. By years of studying Human Behavior and then using it to manipulate everyone, including their own Brokers, Agents, even Franchise Owners to build an \"overnight success\".

Let\'s get real. There are no REAL \"overnight successes\" but \"overnight creeps who prey on the innocent\" are a dime a dozen and KW is number UNO at this!!

This company doesn\'t care if the innocent are their own agents, franchise owners, brokers or clients.

It\'s found a simple strategy that in view right in plain site. So obvious even a novice can see the writing on the wall with only one transaction with these snakes. Problem is, by the time you “see it”, you’ve unfortunately…already been one of their many victims’, either knowingly or unknowingly. Truly evil. But evil prevails, when good men and women keep quiet.

I will do my part to \"pull the sting\" that brings this house of cards down. And I will enjoy it....but not near as much as they enjoyed building a house of greed and gain at the personal pain and humiliation of those they claim to serve and represent. Its no wonder people hate or disbelieve Christians. Many of these people deceive themselves into thinking they are doing the rest of us a favor...assuming we are morons evidently. They are actually so out in the open and blatantly obvious, you can almost miss it...unless you realize you have been victimized.

They are sneaky, cunning, deceptive and prey on the real estate virgin. They take disgusting to a whole new level. They are white collar crooks who are laughing at America while they take our money because they get us so frazzled by all their trickery, we will do about anything or pay any price just to get them out of our lives. Sick individuals. They prey on customers and their own \"independent agents\" (ie. deceived slaves is really what they are!). Never ever do business with them!!!!.

They are so sneaky, you won\'t even know what hit you! You\'d be better off to get hit by a bus....at least then you\'d know the TRUTH. With them....it changes more than the Indiana weather.

Wow. I have spent some time trying to figure out why the kw realtor (I haven't signed a contract) focuses advertising on the internet and doesn't do flyers at all. I asked about an open house and she wasn't for it but ok if I wanted it. The company where I am has few listings and hers are only 2. Both are past 3 months, one far past it and price reduced. Her sales pitch was unbelievable and in a good way. I am slow to get on the market due to my contractor and as time goes on it seems to be less wonderful for me. I really liked her but I don't think maybe her advertising budget/method is going to work for me. Still I don't know what to do. I don't want to find another realtor. It is hard. I don't want to make a mistake and have my house sit on the market due to lack of advertising either. What to do? It took me a long time to find this link. I decided maybe what I needed to know was buried and it was. Aloha, M

KW is a scam. To Mr MovingCareers - there are legal MLM's and 7 levels IS MULTIPLE LEVELS. Multi-Level-Marketing - that is what KW does. The fact is that those at the top make fortunes off their 7 levels. And the only possible way for a new recruit to make even a fraction of that is to build 4, 5, 6 and 7 levels deep. Well in a country with only 1 million agents, where do these "new recruits" come from?

Put another way, KW has 82,000 agents - if each agent recruited JUST ONE AGENT and each of them did the same thing and so on, after just 4 levels there would be more KW agents than there are agents in the ENTIRE COUNTRY RIGHT NOW.

So "7 levels deep" is only what the very early joiners and Gary himself have - and they are very rich, and very happy, and seem to think God did this for them. In fact they are scamming all new recruits by hawking the bogus "revenue share" lie.

The cleverest thing of all is how they brainwash you into "helping others". Not only do they save on advertising via their MLM model, they get their agents to teach. Of course this is great for training, and they have taken the training model to heart. So good has come of the lie, but it is a lie never the less.

Want to know the truth about KW? I worked as an office assistant there for over a year. I watched the CEO bring in brand new realtors and tell them they were going to make so much money off of "profit sharing". He was such a vulcher, he would bring in these young, usually good looking people, who just got their license, tell them they would be millionaires, and he would help. Then he would drop them like cigarette butt the minute they signed. CEO's for KW have a quota of new hires they must bring on per month. He would then either put his name as their profit sharing mentor, or one of his highest grossing agents. They would tell the new agents to bring on more and more people. This way, they would have all these new kids working who had no idea what they were doing. And when they needed help, guess who would dissappear? thats right, the CEo, the one who promised to teach them the ways. I had even heard him screaming at agents who just got lost in paperwork, or lost a sale. This man was evil, and he burned so many bridges. KW is a glorified pyramid scheme and anyone considering a career in real estate should cross this company off thier list. Terrible, terrible people.

The Keller Williams® business model is designed to have the agents grow the company versus the broker spending millions on advertising; this frees up money to be spent on training and education, which has been the main reason KW has continued to see growth in a down economy. In just a few weeks, Keller Williams® should be announced as the 2nd largest real estate brokerage in the US, surpassing Century 21. This is no small feat, but is expected due to the emphasis on building the agent’s business, not the brokers.

Keller Williams® profit sharing is the icing on the cake and is a true gift for sharing a company business model with another associate who otherwise might not know there is a better option out there. I’m happy to share my story on how the KW business model has changed my life for the better.
